Approved 40-lot subdivision at 215 Skelly
On September 27, 2022, the City Council approved a proposal from ERC SC LLC for the development of a residential subdivision consisting of 40 single-family residential lots on the approximately 7.44-acre site at 215 Skelly, the former McLeod Ranch property. Following the second reading of the Zoning Ordinance amendment approved by the Council on October 11, 2022, the project approvals go into effect on November 10, 2022, at which point the developer, D.R. Horton, will take possession of the site.
Development of the proposed project involves the removal of approximately 76 existing trees, existing vegetation, and existing structures currently on the project site. The project will divide the project site into 40 single-family residential lots and seven separate parcels for private streets, Emergency Vehicle Access roads, bioretention areas, open space, an existing cell tower, a pedestrian connection to Pinole Creek Trail, and an EBMUD utility easement.
The residential lots range from approximately 3,983 square feet to 6,880 square feet. The project includes 1 low income and 1 median-income inclusionary residence (2 total inclusionary homes). Each residence will have a two‐car garage and a driveway with room to park two additional vehicles. On‐street parking will also be provided within the project, to accommodate all resident and guest parking on site.
